The process
How Alder buys a house
Modeled on the only parts of the big cash buyers that work: one address field, a written number, a short walkthrough, a close date you choose.
01
Tell us the address
One field. Two minutes for beds, baths, and condition. No account required to see a number.
02
See the worksheet
Market value, repairs, and the 4.5% fee — itemized. Not a mystery lowball.
03
A short walkthrough
We confirm what you told us. If something is different, we say so and adjust in writing.
04
Close on your day
You pick a date. We bring cash. You leave the paint cans.
After you accept
An Alder specialist in your market schedules a 20-minute walkthrough. We are confirming what you already told us — not hunting for a reason to recut the number. If something is materially different, we revise in writing. You can still walk.
Title, payoff, and closing are on us. You sign. Funds wire the same day. Keep a set of keys if you need a few extra days to move — ask for a rent-back before we draft the contract.
Every signed contract includes a three-day review period. We would rather lose a deal than keep one that feels like a trap.
Or read the questions sellers actually ask.
